Development Director

Department: Development
Location: Washington, DC

The Development Director is responsible for the design, entitlement, permitting, and construction of apartment development and redevelopment projects in Washington, DC. Reporting to the Vice President of Development, you will be working with some of the brightest and most established leaders in residential real estate. As part of the team, you will be executing exciting projects from start to finish. Responsibilities

  • Execute development project pipeline from inception to completion
  • Work with Principals and Project Managers of UIPGC as well as Principals and Community Managers of UIPPM to execute overall strategy
  • Create project budgets and schedules, then managing projects within those projects and schedule
  • Manage teams of external parties including architects, engineers and consultants
  • Provide extensive interface with community members and government authorities during the entitlement and permitting processes
  • Communicate and coordinate with other departments within The UIP Companies, including our general contracting and property management divisions
  • Interface with internal stakeholders to define project requirements and constraints and obtain input on design and budgets
  • Assist in the preparation of budgets, schedules, and execution strategy for projects including entitlements, design development, and building permit approvals
  • Identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks
  • Track and report progress of each project against goals, objectives, approved budgets, approved timelines
  • Perform other duties and projects, as assigned

Qualifications

  • Bachelorís degree required; Masterís preferred
  • At least 7 yearsí experience in development, redevelopment, project management, or a related field
  • Successful management of redevelopment projects from underwriting and acquisition, through planning, permitting, construction/renovation and lease-up of rental apartments or sale of individual condominiums
  • Experience in construction, architecture, and/or multifamily programing
  • Experience in working with architects, engineers, contractors, property managers to execute an overall vision, strategy and plan for development and redevelopment of residential apartments, condominiums and commercial retail space
  • Knowledge and experience with DC Rent Control, TOPA, permitting, zoning
  • History of working with groups and divisions within one company or a group of companies
  • Must be a self-starter, highly motivated, and goal-oriented
  • Must be well-organized, detail oriented and possess excellent interpersonal, written, and verbal communication skills and be able to work in a team environment
  • Must have strong analytical and problem-solving skills, be flexible and able to handle multiple projects and tasks simultaneously
  • Demonstrated strong computer and Internet skills, especially advanced MS Office Suite
