Senior Construction Project Manager

Position: Senior Project Manager

Reports to: Project Executive

The UIP Companies, Inc. (UIP) is a vertically integrated real estate investment, development, asset and property management, and general contracting firm specializing in multi-family, mixed-use, retail, and light industrial properties predominantly in the Washington, DC metropolitan area, including assets in DC and its close in suburbs, Baltimore, MD and Arlington, VA. The Senior Project Manager provides management oversight for all phases of construction projects, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being followed, and work is proceeding with a strong emphasis on quality, on schedule and within budget.

Responsibilities

  • Develop a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources
  • Minimize exposure and risk by implementing and auditing safety standards and quality assurance controls
  • Coordinate work of subcontractors working on various phases of multiple projects
  • Oversee performance of all trade contractors and review architectural and engineering drawings to ensure that all specifications and regulations are being followed
  • Ensure proper administration of construction contracts and the obtaining all necessary permits and licenses
  • Supervise assistant managers and superintendents, review their reports, check on any reported difficulties, and correct any safety violations or other reported deficiencies
  • Track and control construction schedule and associated costs to achieve completion of projects within time and monies allocated
  • Report to owner, architects and portfolio managers about progress and any necessary modifications of plans; plan, implement, track and closeout/turnover construction projects
  • Conduct project meetings and manage day to day operational and tactical aspects of multiple construction projects in a supervisory role
  • Manage day to day client interactions and expectations, directly or in a supervisory role
  • Accurately forecast revenue, profitability and project costs
  • Generate and issue regular internal and external project reporting
  • Proactively identify and project changes in project scope and ensure appropriate measures are taken
  • Perform other duties and projects, as assigned

Qualifications

  • College degree and 7+ years’ experience in commercial residential construction managing budgets of +$10 million and projects of 50 units and up; ground-up experience preferred
  • History of success in managing projects to successful completion, on-time and within budget
  • Experience in managing a direct hire workforce and subcontractors
  • Proficient with computer software used in the construction industry as well as MS Word, Excel, and Outlook; experience with Procore and MS Project
  • Experience with Primavera P6, preferred
  • Solid experience in schedule development and schedule management
  • Proven understanding of the means and methods of construction associated with the build and/or renovation of multi-family residential buildings
  • Goal oriented, deadline driven, and reacts quickly to challenging circumstances to achieve the desired end results
  • Proven leadership and supervisory skills, plans well and addresses and solves problems promptly
  • Proactive, looks for problems that could impede progress and relentlessly takes responsibility for solving them
  • Proven ability to confront difficult situations and manage them to a successful conclusion;
  • Highly entrepreneurial with the ability to work effectively with/without supervision
