Area Manager - NW Washington, DC

Compensation: $85K-$110K annually, metric-based quarterly bonuses, leasing and renewals commission, comprehensive benefits package including: medical, dental, and vision insurance, 401k with company match, voluntary life and long-term disability insurance, 12 paid holidays, and 17 days of time off.

UIP Property Management (UIPPM) seeks a licensed, motivated, people-centric, and knowledgeable Area Manager for a small portfolio of properties in NW Washington, DC. Reporting to the Regional Director, the Area Manager oversees all operational aspects of multiple communities, taking on everything from management reporting to leasing and marketing outreach. Area Managers run the business and ensure the financial performance of the properties within their portfolios, while providing exceptional service to our residents.

Responsibilities

  • Develop and deploy strategies that optimize community, financial and team performance
  • Prepare and monitor property annual budgets, and maintain or exceed budgeted occupancy
  • Develop and deploy creative marketing initiatives that attract prospective residents
  • Review vacancy reports and develop strategies to lease vacant units
  • Use metrics to diagnose issues, and drive and report business performance.
  • Deliver exceptional living experiences and customer service to our residents, and proactively address and respond to inquiries and concerns.
  • Review and address any unresolved service orders via the maintenance team.
  • Walk and inspect properties daily to maintain community appearance, ensure repairs are noted and completed, ensure proper operations, compliance with relevant laws, regulations and codes, and resident satisfaction.
  • Partner with Service team members to manage the security and physical condition of properties, including curb appeal, capital improvements, and move-in and turnover activities.
  • Inspect vacant apartments to ensure they are completed are show and move-in ready.
  • Complete all daily, weekly and monthly reporting for Corporate office and Investors.
  • Review delinquency reports and consistently follow up on all delinquent receivables.
  • Responsible for collection and posting rent in Yardi.
  • Manage renewals per UIP policies and procedures with notifications and lease signings.
  • Coordinate turnover activities and capital projects and makes recommendations for necessary capital improvements.
  • Complete monthly rent control filings with RCC and other necessary RCC paperwork.
  • Work cooperatively with other team members to optimize performance.
  • Ensure compliance with relevant laws, regulations and codes.
  • Build strong relationships with internal and external customers, including company owners, associates, residents, property owners and vendors.
  • Create welcoming communities that are managed in compliance with UIPPM’s Standard Operating Procedures.
  • Lease apartments and maintain budgeted occupancy, utilizing effective leasing techniques and sales methods.
  • Review lease packages with new residents, ensuring they include all proper forms and documentation required by UIPPM and RCC and load completed lease file in Yardi.
  • Review, code and approve all supply and contractor orders
  • Pay all vendors monthly by managing orders and invoices in Nexus to include calling vendors for past due billables.
  • Perform other duties and projects, as assigned.

Qualifications

  • Bachelor’s degree in Business or related field of study and 5-7 years’ experience as a residential property manager
  • Valid DC Property Manger license or DC Real Estate license
  • Experience working with Yardi, Nexus, and/or other similar property management and accounting software
  • Proven success in meeting or exceeding performance goals and customer service expectations
  • Exceptional people skills and a high degree of effective communication effectively, both orally and in writing
  • Demonstrated attention to detail, working well under pressure while prioritizing, multi-tasking and meeting deadlines in a fast-paced environment
  • Proven problem-solving skills with the ability to react to and resolve issues as quickly as possible with creativity and innovation
  • Possess a high degree of initiative and self-motivation with demonstrated follow-through
  • Excellent people-management and coaching skills
  • Handle confidential information discreetly and professionally
  • Demonstrated knowledge of effective leasing and sales techniques
  • CPM/ARM/RPA certification preferred
